A new large-scale office development located on Adelaide Road, Dublin 2 overlooking the Grand Canal.
The primary response to this site on an urban scale is to form a public realm connection between the site and the Grand Canal, thereby creating an active frontage on the existing pedestrian and cycle route.
This south-facing space will accommodate a second pedestrian entrance to the development and will be further animated with outdoor café seating. In view of the popularity of the existing cycle way along the canal it is proposed that the designated bicycle entry for the new development will also be located here.
The new building will be part 8-storeys with double height brick faced columns along the facades and part 5-storeys clad with bronze coloured aluminium piers.
The office spaces are configured around a central atrium with dual entry at ground level from both Adelaide Road to the north and from the public realm fronting the Grand Canal to the south. A café will be located at Ground Floor level fronting onto the canal public realm.
The design is complete with two landscaped courtyards to the East and West boundaries at ground floor level, as well as multiple landscaped terraces and balconies of varying scales throughout the upper floors of the building.
The building is targeting LEED Platinum, Wired Score Platinum & Well Enabled accreditation
