The refurbishment of a set of 6 city-centre Georgian terrace houses and the construction of a new modern office building in the vacant site to the rear.

The site is located off the east side of St Stephens Green and is bounded by Hume St to the North, Ely Place to the east, Bells Lane to the south, and a terrace of Georgian buildings accessed off Hume St to the west.

The site comprises of 6 Georgian houses which have been amalgamated to from one building on Hume St (Nos.3-8 Hume St) and a house with a doctors surgery at No.16 Ely Place. The Hume St elevation is presents as a 15 bay, 4 storey over basement structure. No.3 & 4 Hume St form the main entrance to the former hospital.

The proposed development consists of the conservation/restoration and provision of a mixed use development (office, restaurant, commercial art gallery and residential unit). The development also includes the construction of a 4 storey extension over 3 levels of basement to the rear of 3-7 Hume St to provide office accommodation and ancillary services.

The Hume Street development will significantly regenerate and likely rejuvenate a partially vacant and rundown site in close proximity to public transport connections. The removal of the existing incongruous and partially vacant structures to the rear of the subject site and the refurbishment and utilisation of the existing protected structures at 3-8 Hume Street and No.18 Ely Place is likely to have an overall positive impact on the area.
