Masterplanning ‘high density, low rise’ on the Grand Canal, Dublin.

Plus Architecture were engaged by Green Property with Grant Thornton to develop a residential masterplan for an inner suburban site of 5.3 hectares close to central Dublin.

The subject land is a brownfield site formerly in industrial use. It is well served by public transport, adjacent to a LUAS light rail stop and close to established landscape and amenity infrastructure, including the Grand Canal and the Phoenix Park.

The masterplan sought to provide a residential typology characterized by a ‘high density, low rise’ approach, where own-door units could be provided and minimal common serviced areas, such as lifts and stair core, required. Furthermore, basement parking structures were not achievable, however the masterplan sought to avoid a proliferation of on-street parking. A typology of covered parking areas, with landscaped garden roof was proposed, thereby offering secure and hidden parking and freeing-up external ground level areas for parkspace, playspace and a high-quality shared public realm.
